AppFolio sues competitor for alleged false advertising

Santa Barbara-based AppFolio, a provider of cloud business management solutions for the real estate industry, has sued a competitor, Beagle Inc., for alleged false advertising and more.

“Defendant Beagle, Inc. is named for a pet but runs its business like a parasite,” Appfolio’s lawsuit, filed Dec. 9 in Santa Barbara County Superior Court, says.

“In an effort to win business from AppFolio’s customers, Beagle has launched a systematic campaign to deceive them by falsely claiming association with AppFolio, even going so far as to falsely claim that AppFolio failed a compliance audit and asked Beagle to take over part of its business,” the suit alleges.

In just two months, Beagle’s alleged deception has misled more than 100 AppFolio customers into breaching AppFolio’s terms of service and switching their insurance coverage to Beagle, according to the suit.

San Francisco-based Beagle says on its LinkedIn page that it’s the fastest-growing renters insurance compliance platform for property managers.

Beagle could not be reached for comment on the lawsuit.

The civil complaint alleges that Beagle’s “lies” trick AppFolio’s customers into giving Beagle access to their AppFolio accounts, which is a violation of AppFolio’s terms of service.

“Once in the customer’s AppFolio account, Beagle turns off the customer’s AppFolio insurance program and replaces it with Beagle’s own insurance product,” the suit alleges.

AppFolio says Beagle’s alleged deception has cost it past and future revenue of at least $7 million, which the suit seeks to recoup.

The civil action’s other grounds include inducing breach of contract, interference with contract and unfair competition.
