DENVER (KKTV) – On Monday, Attorney General Phil Weiser announced a $75,000 settlement with Baron Property Services, LLC, which owns the Belcaro living community in Colorado Springs and two properties in Denver.
The settlement follows an investigation which found the company unlawfully charged tenants for renters insurance and improperly considered criminal justice records that did not result in conviction from applicants.
While many rental properties require renters to provide proof of insurance, the AG’s office found that Baron charged renters for its own insurance program, even if they provided proof of third party insurance. The state’s investigation also found that Baron violated the Rental Application Fairness Act (RAFA) by treating pending or unresolved criminal charges as grounds to deny an application.
Under the settlement, Baron will pay $7,364.72 to be split between 368 tenants. The company will pay the rest of the $75,000 to the state.
