Formation Of The Company

How did the idea for the company come together? Wolff shared:

“The company started in 2019 as an MBA school project. The founder is no longer here, but our core product is managed WiFi, which generates $50 of NOI per unit per month. Because we’ve got 30% of the NMHC 50, we’ve really benefited from the herd mentality of the property management industry.”

Core Products

What are the company’s core products and features? Wolff explained:

“Aerwave’s core offering is its next-generation managed WiFi platform for multifamily communities. At the heart of the solution is instant-on, gigabit-speed internet that provides seamless, property-wide coverage, ensuring residents have secure, private networks and uninterrupted connectivity from move-in and throughout every amenity space. The registration process is simple and as easy as scanning a QR code, so there’s no need for a technician, because everything’s already been loaded into the system.  It’s just a matter of activating the service which takes less than 5 minutes to fully register. No more sitting on a phone and waiting for an hour, and no more going from one department to another. Our service is much easier to set up.”

“Aerwave also has a proprietary portal, Aerpulse, that gives property managers and owners real-time network intelligence, performance insights, and bandwidth analytics, empowering proactive service management and optimization of the resident experience. Aerwave’s platform also enables smart home device integration, self-guided tours, and enhanced WiFi calling, making properties more tech-forward and attractive to residents.”

“Designed with flexibility in mind, Aerwave specializes in both new construction and complex retrofits, even offering rapid ‘WiFi takeovers’ with minimal disruption. The company’s 24/7 domestic customer support ensures issues are resolved swiftly, while property teams benefit from owner dashboards and operational tools for ongoing network health and resident support. Security is a cornerstone of Aerwave’s infrastructure, with strong encryption, data protection, and compliance built-in.”

“Additionally, Aerwave’s AerPays Capital Program enables owners to implement cutting-edge connectivity with no upfront capital costs. Collectively, these features position Aerwave as a leader in delivering reliable, innovative, and scalable managed WiFi solutions that enhance resident satisfaction and streamline property operations.”

“Our solutions can be deployed across all markets and property types, and our focus on an owner’s priorities ensure our products enhance property value and streamline management.”

Challenges Faced

Have you faced any challenges in your sector of work recently? Wolff acknowledged:

“The regulation under the prior administration was banning bulk billing and determining the fate of net neutrality. Regulation put a halt on our business last year because people were fearful that new policies could stop owner-operators in their tracks, without any options or ways to appeal.  As a result, they would sit idle because they didn’t want to make a wrong move and be caught flat-footed. However, since the change in administration, we’ve gone from experiencing a headwind to a tailwind, and we’ve sold more in Q1 of this year than we did all of last year.”

Evolution Of The Company’s Technology

How has the company’s technology evolved since launching? Wolff noted:

“We’ve built proprietary technology like Aerpulse, which is our owners dashboard, automated workflows, and we’re preparing to support WiFi seven.”

Significant Milestones

What have been some of the company’s most significant milestones? Wolff cited:
“We currently have 50,000 units live, with 30,000 units in the backlog. We’ve had major successes with new logos as well as expanding our existing business.”

Customer Success Stories

Can you share any customer success stories? Wolff highlighted:

“We have robust case studies including Equity Residential and Knightvest. We’ve done retrofits, new construction, and then even takeovers. So we’ve been able to create playbooks to make every procedure a rinse and repeat, and know every move by heart.”

“To further refine our technology, we established a Customer Advisory Board, bringing together industry leaders to provide peer-reviewed feedback that shapes our product roadmap. This collaboration has deepened our relationships and fueled adoption.”

“Aerpulse, our proprietary owners dashboard,  has advanced monitoring and transformed customer experiences. When service-impacting events such as maintenance, outages, or hardware failures occur, customers receive direct notifications with proactive updates on restoration timelines. Our Network Operations Center is simultaneously alerted, engaging engineers immediately. This has increased network uptime SLAs to an impressive 99.97%.”

“Aerwave has received industry awards, including Broadband Communities Multifamily Partner of the Year, and serves a significant portion of the NMHC Top 50 Owners and Managers, demonstrating trust and credibility in the sector.”

“I think the best way to highlight our success with clients is just to quote some customer testimonials.

‘Over the past year, AerPulse has become a cornerstone of our success, driving both customer satisfaction and operational excellence. AerPulse has helped us gain valuable insights into the health and use of our managed services with Aerwave. It provides data on the adoption of our community spaces, enabling us to make strategic decisions about amenities. We also gain full visibility into property-wide utilization and can proactively address issues.’

  Nick Walker, Equity Residential.

‘Since integrating AerPulse, we’ve seen a remarkable improvement in resident satisfaction and operational performance. Its transparency and real-time network insights allow us to proactively address issues, minimize downtime, and deliver a superior resident experience.’

  Jeremy Woldert, Knightvest”

Total Addressable Market

What total addressable market (TAM) size is the company pursuing? Wolff assessed:

“Our TAM is 25 million units, and our goal is to get to 300,000 units in five years. Our pipeline today is north of 2 million units.”

Differentiation From The Competition

What differentiates the company from its competition? Wolff affirmed:

“We’re continuing to evolve from a technological perspective because we set up an advisory board featuring a group of industry operators and technologists who know how to drive product innovation.”

“We are focused on CSAT and NPS. If you look at any traditional telecom broadband company, the NPS scores are the lowest of almost any industry vertical. We’re turning that on its head, and we’re focused lon creating a bespoke customer experience. We created a new role called  Senior Vice President of Customer Experience specifically focused on enhancing the entire customer journey, including seamlessing onboarding of new clients and residents, and delivering a superior experience they can only expect with Aerwave.”

“That experience differentiates our customer service and support. It’s white glove, and it’s domestic. We have SLAs with a 99.7% uptime. At the end of the day, people want white glove treatment.”

“Aerwave’s differentiators over its competitors in the managed Wi-Fi and multifamily connectivity space also include:

  • Instant-on, property-wide connectivity delivers gigabit-plus internet speeds with seamless coverage across entire properties, eliminating dead zones and fragmented networks.
  • Private, secure resident networks follow each resident anywhere on the property, enhancing both convenience and security.
  • No upfront capital program means property owners can access the program for a simple, flat monthly payment model, removing financial barriers to upgrading connectivity infrastructure.
  • Solutions designed for multifamily, student housing, build-to-rent, and retail environments address unique operational and resident needs.
  • Net operating income (NOI) growth for owners adds $40 to $50 or more in monthly revenue per unit by streamlining property operations.
  • 24/7 domestic support for residents and property teams ensures issues are resolved quickly and efficiently.
  • Proprietary software and a 100% fiber backbone deliver high reliability while future-proofing properties for evolving digital needs.
  • Our ‘for owners, by owners’ mentality focuses on long-term property value and the resident experience.”

Future Company Goals

What are some of the company’s future goals? Wolff concluded:

“We’re going to see consolidation in this space. Managed WiFi will become the standard because people are fed up waiting for the traditional providers to send a technician. Who wants to wait that long, right? At the end of the day, residents want ease, convenience, reliability, and affordability, without having to wait on a technician. Instead, they could just scan a QR code and they can get on the network within seconds.”

“We’ve stood firm with our business plan, and our growth plans are robust. I’m bullish about the industry’s future. We’re seeing consolidation, and we’re seeing good signs with the deregulation of bulk billing. Since rent growth isn’t double digit consistent, this solution enables an NOI lift, which is significant in the market right now. $50 per unit per month is massive right now when double-digit rent growth is not common.”
