AppFolio, a Santa Barbara-based software company serving the real estate industry, and competitor Beagle Labs Inc. have filed lawsuits against each other, alleging anticompetitive conduct and efforts to control access for third-party software providers.

Beagle filed a lawsuit against AppFolio in the U.S. District Court for the Northern District of California on December 15, 2025, asserting claims including tortious interference, monopolization, unfair competition, defamation, false advertising, and unjust enrichment.

AppFolio, a provider of cloud-based software used by property managers with headquarters in Goleta, cut off Beagle’s access to its platform, citing security concerns, Beagle said in its complaint.

Beagle describes itself as a renters insurance compliance platform for property managers, according to its LinkedIn page, using artificial intelligence to identify coverage gaps and address them through tenant legal liability waivers.

Beagle alleged in its complaint that AppFolio’s actions were intended to eliminate competition and steer customers toward its own in-house services.

The lawsuit alleged that by cutting off third-party providers such as Beagle, AppFolio disrupted their business operations, limited customer choices, and increased costs in the market.

The plaintiffs include Beagle Technologies Inc., Big Beagle Inc., Rental Property Managers Association LLC, and YRIG Risk Retention Group Inc., all of whom argue that AppFolio’s actions violate federal antitrust laws and constitute unfair business practices.

In addition to the lawsuit, Beagle also sought an ex parte temporary restraining order, seeking the immediate curbing of AppFolio’s conduct, claiming that it was damaging its business relationships and customer access. 

Denying any wrongdoing in filings, AppFolio has requested that the case be moved from the Northern District of California. AppFolio claimed that its headquarters and relevant witnesses are located in the Central District of California, according to court filings. 

A federal judge agreed to AppFolio’s request on December 19, 2025, transferring the case to the Central District while ordering AppFolio to maintain the status quo pending further court direction.

Neither AppFolio nor Beagle have issued any statements regarding the lawsuit. 

Court filings revealed that the case is still in its early stages, with initial filings and assignments. No trial date has been set. 

Beagle’s lawsuit follows AppFolio’s lawsuit alleging Beagle of false advertising, according to a report by Pacific Coast Business Times. 

In its lawsuit filed December 9 in Santa Barbara County Superior Court, AppFolio alleged that Beagle attempted to win over its customers by falsely claiming an association with AppFolio and misleading them, according to the report.

AppFolio alleged that Beagle’s false claims led more than 100 of its customers to breach AppFolio’s terms of service and switch their insurance coverage to Beagle.
