LANSING, Mich. (WILX) – Residents of Woodbridge Manor Apartments in South Lansing are raising concerns after pink tags appeared on the outside of their buildings.
City officials say that a pink tag means a building is either not up to code and requires maintenance or is an unlicensed rental property.
Nicole Fardette has lived at Woodbridge Manor for nearly a decade. She said she had prior complaints about plumbing at the complex, but the tags still came as a surprise.
“I really enjoy and love these apartments, I don’t know what’s going on — I’m quite alarmed with the pink tag,” Fardette said. “I’m really concerned that I could lose my apartment, and I don’t know where I would go from here because of being on disability.”
She also noted a recent change in the complex’s property management.
“Before we had a property manager that wasn’t really doing anything for the apartment complex,” Fardette said. “The new property manager knows what she’s doing; she’s doing a very good job. But she’s doing clean up.”

A Compliance Inspection must be scheduled and registration and inspection fees must be paid within 30 days of this notice. The Manager of Code Enforcement may vacate the property if inspection is not scheduled or payment is not made.
The Executive Director of the Lansing Housing Commission, Douglas Fleming, said a property’s landlord, tenants, or administration can cause a pink tag. He notes a pink tag doesn’t mean the issue isn’t being handled.
“We at the Lansing housing commission don’t have any… out-of-compliance red tags or pink tags. That doesn’t mean that we don’t have a pink or red tag.” said Fleming. “If a unit is taken offline because we have a pipe burst or a fire in the kitchen, it would be under red tag, but it’s still under compliance because we are working to bring it back online.”
The City of Lansing Code Enforcement Department reports more than 300 pink tags in the city. To address the ongoing issue, the city council is considering a new four-tier tagging system intended to give residents more clarity and fine landlords not compliant with the law.
Flemming said financial penalties do make a difference, but one solution is having up-to-date renters insurance.
“Anyone who lives in a rental unit… should have insurance. If you have your own insurance, and if these issues come up, you are insured to go to a hotel, and your insurance will pay for your relocation,” said Fleming. “As the owner, you need to have that proper insurance too, so that when something happens, you can repair and make sure that the tenant is housed in clean, safe housing.
News 10 received a statement from Woodbridge Manor Apartments’ management company, Princeton Enterprises, about the issue:
“The City has requested that the property obtain a Certificate of Compliance. Please be assured that our team responded promptly and is already working diligently with the City to address any required items and finalize the certification,” said Andrew Smith, Princeton Enterprises Chief Operating Officer.
